Investors wanted

I am looking for investors for a 12 plex apartment building to be built in Piedmont SD The total projected cost of the unit is just over a million, but only looking for $500,000 in investors.
I have already purchased the property here in Piedmont but am trying not to get funding from South Dakota Rural Housing, to many rules and regulations to deal with. this is a excellent opportunity for the small guy to buy into a project. We are looking at an investment for as little as $1,000 . For each one thousand dollar investment you will have one vote as to the way funds can be distributed back to the investors, or you will be able to leave your money with the company and earn a montly dividen once the project is completed. We are looking on of two repayment options, 1) at an 8% return on all funds from investors or 2) you will receive a monthly dividen from the monthly rental of the units them self.. Or after we have completed the project and funds are available you can be cashed out. I will only be selling 49% of the total shares to an outside entitiy.
